Uganda is a landlocked country in East Africa that borders Kenya to the West. When it comes to housing, geographical location plays a huge role. Houses, whether for purchase or rent, do cost differently depending on which town in Uganda they are located. Below are 10 Ugandan towns with cheapest housing in 2020:

1. Bweyogerere

Bweyogerere is one of the towns located in the outskirts of Kampala city that has one of the cheapest housing in Uganda. The town is about 20 minutes away from Kampala yet housing is way cheaper than Kampala’s. For instance, rent is as low as $150 per month for a 2 bedroom apartment, which is a steal compared to Kampala’s extravagant rent.

2. Naalya

This is a fast-growing suburb located in the outskirts of Kampala city. It has become more accessible thanks to the construction of the Kampala Northern Bypass. Rent is as low as $350 for a 4 bedroom house and buying the same can cost about $130,000. Amenities such as shopping malls, schools and hospitals are available in the area.

3. Oboja

This is a remote town located near Jinja. The main reason as to why housing here is quite cheap is because the town is residential-oriented and not commercial-oriented. Rent for a 1 bedroom apartment can go for as low as $90.

4. Iganga

This is another cheap town that is a few minutes’ drive away from Jinja town. Rent here can go to as low as $80 for a one bedroom apartment. The good thing about it is that you are just a few minutes away from lots of utilities and amenities found in Jinja town such as shopping malls and hospital.

5. Kanyagoga

This is a town in Gulu municipality whose prices on housing are fairly low. For instance, one can get a 1 bedroom apartment for about $100 a month. If one is looking into purchasing land, a 50 by 100 ft piece of land can be as low as Shs 13 million.

6. Nkoma

Nkoma is a small town located near Mbale, Uganda. Here, a 50 by 100 ft piece of land goes for about Shs 18 million. A one bedroom rental house costs about $100 a month.

7. Bwatoogo

Bwatoogo is a small Ugandan town situated along Bushenyi’s Liberation Road and Main Street. Here, a 50 by 100 ft piece of land can be as low as Shs.15 million whereas a one bedroom rental apartment can be about $80 a month.

8. Bugiri

This is such a gem when it comes to cheap housing in Uganda. You can find a 50 by 100 ft piece of land for as low as Shs 1 million while rent for a 1 bedroom house is about $50 only per month. Bugiri is the town with the cheapest housing in Uganda.

9. Iganga

Here, a 50 by 100 ft piece of land meant for residential purposes costs about Shs 4 million. If you want a rented one bedroom apartment, you will pay as low $75 per month.

10. Nyamitanga

This is another town in Uganda that has one of the cheapest housing options. For a rented one bedroom apartment, one will pay about $60 per month. A 50 by 100 ft piece of land costs about Shs 8 million.
